§ 1. Contract
The rental agreement covers all four apartments (Sudenburgnest, Stadtfeldnest, Altstadtnest, Buckaunest). It is binding when the tenant has used the direct booking function or confirmed the landlord’s offer in writing, received a booking confirmation with invoice, and the agreed deposit has been received. Pets are not permitted.
§ 2. Rent & Ancillary Costs
The agreed rental price includes general utility costs (electricity, heating, water) for normal use. Final cleaning costs are included in the price and are mandatory. A 20% deposit is due within 7 days of booking confirmation. The remaining 80% is due at least 14 days before the start of the rental. Bank details are provided with the booking confirmation.
§ 3. Security Deposit
Rentals are generally made without a security deposit. If a deposit has been explicitly agreed, it is due together with the final payment and will be refunded within 14 days of the end of the tenancy.
§ 4. Duration
On the day of arrival, the landlord makes the rental property available to the tenant from 3:00 pm. On the day of departure, the tenant must return the property to the landlord in a broom-clean condition by 10:00 am at the latest.
§ 5. Tenant Obligations
The tenant must inspect the inventory upon arrival and report any damage by the following day at the latest. The tenant agrees to treat the property with care. Dishes must be cleaned and put away before departure. The dishwasher must be emptied. The key must be left on the dining table.
§ 6. No Smoking
Strict no-smoking policy throughout the entire apartment.
§ 7. House Rules
Tenants are requested to be considerate of one another. Quiet hours must be observed: 10pm–8am and 1pm–3pm.
§ 8. Pets
Pets may only be kept with the express permission of the landlord.
§ 9. Cancellation by Tenant
- 21+ days before start: 20% of rental price
- 7+ days before start: 50% of rental price
Travel cancellation insurance is recommended.
§ 10. Cancellation by Landlord
The landlord may terminate the agreement without notice if the tenant fails to make agreed payments on time.
§ 11. Landlord Liability
The landlord’s liability for material damages is excluded unless caused by intentional or grossly negligent breach of duty.
§ 12. Governing Law
German law applies. The competent court is the local court (Amtsgericht) at the landlord’s registered address.
WiFi Usage Agreement
The landlord provides WiFi access for the duration of the stay free of charge. Access credentials may not be shared with third parties. The WiFi is provided without guarantee of availability or security. Use is at the tenant’s own risk. The tenant agrees to comply with applicable law and not use the WiFi for illegal activities.
